Comprehensive Mold Inspection

Starting at $475 (up to 2,500 sq ft)

A comprehensive evaluation designed to identify moisture issues, mold-related conditions, and potential sources of microbial growth. This inspection prioritizes evidence-based assessment and professional judgment — not unnecessary testing.

What This Inspection Does

  • Evaluates the home for elevated moisture and moisture intrusion

  • Identifies conditions that support mold growth

  • Investigates visible and concealed areas for potential mold sources

  • Determines whether mold sampling is warranted

What’s Included

  • Whole-home inspection focused on moisture and mold-related conditions

  • Inspection of living areas, attic, crawlspace, bathrooms, and other high-risk zones

  • Moisture mapping of building materials

  • Temperature and relative humidity assessment

  • Infrared thermal imaging to help identify hidden moisture

  • Targeted borescope inspection of wall or ceiling cavities when indicated

  • Evaluation of HVAC-adjacent areas relevant to mold concerns

Sampling

Sampling is not automatic and is performed only when necessary to answer a specific diagnostic question.

When indicated, sampling may include:

  • Comparative air sampling to evaluate potential airborne fungal activity

  • Surface sampling of suspect materials

  • Wall or cavity sampling for suspected hidden amplification

All samples are analyzed by an AIHA-accredited laboratory and interpreted in context.

Sampling Pricing

  • Comparative Air Sampling (1 indoor + 1 outdoor): $150

  • Additional Indoor Air Sample (same inspection): $75 each

  • Surface Sample (tape lift or swab): $75

  • Wall / Cavity Air Sample: $200

Sampling recommendations are based on inspection findings and building conditions.

What You Receive

  • Written report with findings and photos

  • Clear interpretation and recommendations

  • Post-inspection client discussion if needed

Additional Services

  • Remediation Protocol (if required): $250–$450

Best For

Homes with suspected hidden moisture or mold, health-related concerns, or situations requiring clear documentation for remediation, real estate, or insurance.

Indoor Air Quality Testing

Price: $375 base (includes 1 indoor + 1 outdoor mold air sample)
Extra air samples: $75 each
No crawlspaces, attics, or inside-wall investigation

Includes:

  • Real-time indoor readings for:

    • CO₂ (Carbon Dioxide): Indicates ventilation quality. High CO₂ can cause fatigue, headaches, and poor cognitive performance.

    • PM2.5 / PM10 (Particulate Matter): Fine airborne particles that can aggravate asthma, allergies, and respiratory issues.

    • Formaldehyde (HCHO): A common toxic VOC released from new furniture, flooring, cabinets, and adhesives.

    • Temperature & Relative Humidity: Helps assess moisture risk and indoor comfort. High RH encourages mold and dust mites.

  • 1 indoor + 1 outdoor mold spore trap sample

  • Accredited lab analysis and interpretation

  • Full PDF report including:

    • Mold species identification

    • Indoor air quality summary

    • Annotated photos (if applicable)

    • Actionable recommendations for improving air quality

  • Verbal summary at the time of visit

  • Post-report phone Q&A if needed

Best For:
Clients experiencing symptoms like allergies, fatigue, or sinus issues — or those wanting peace of mind about their air. Especially valuable after renovations, water damage, or moving into a new home or office.

Post-Remediation Clearance

Price: $350 base (includes 1 indoor + 1 outdoor mold air sample)
Extra air samples: $75 each

This service is required after professional mold remediation to confirm the work area is safe for re-occupancy. A licensed Mold Assessment Consultant (MAC) conducts a visual assessment and air testing to verify that the contamination has been properly removed and no new issues have developed.

Includes:

  • Visual inspection of the remediated area(s)

  • Verification that containment and cleaning appear adequate

  • 2 air samples (typically 1 inside, 1 outside) for mold spore analysis

  • Additional samples available for $75 each

  • Full PDF report including lab results and clearance determination

Best For:
Clients who have completed mold remediation and need an official clearance report to satisfy insurance, legal, or licensing requirements. This service is required before a remediator can legally remove containment in Texas.
